‘Heritage’
is an emotive or evocative term denoting quality and old world
integrity. We believe it to be an eminently suitable name
to describe both the service and expectation that users increasingly
associate with modern standards of leisure or living. Times
have changed and public expectation with them.
The
Lifestyle Parks concept falls within two broad categories
- Residential and Leisure. The time will come when the Residential
component will be really significant in New Zealand, but this
will be much more specific to small communities specifically
developed for this purpose. We are currently working through
the process for a number of these, but we have a lot of new
ground to break in. They will however be the real answer to
affordable homes and residences for a wide community group.
An answer that we simply do not have at present and with the
ever growing maturity of the baby boomers, this is going to
be a problem area.
The
Leisure component is essentially the response to demand for
increased public expectations in respect of quality of leisure
time and the satisfaction of the very means that can provide
this outcome. This can be reflected in many Holiday Parks
and presently we are working very actively with a number of
quality parks who have each striven very hard to further improve
and expand facilities to cater for the Lifestyle concept that
we promote. They are to be congratulated and we are sure this
will go on to prove a win-win situation for all.
We
believe it is every New Zealand family’s right to have
their own holiday unit (Bach if you like) either at the beach,
the snow, the bush or where ever they like to retreat from
the rat race. Obviously this dream has been shattered over
recent years with the ever escalating cost of land at holiday
locations. The Lifestyle option will not be for everyone but
will certainly provide an affordable quality alternative for
many, and it is this sector that we address.
Our
concept involves many holiday parks of New Zealand who are
denied of income because their income seasons are becoming
shorter and more staggered as life’s demands become
so pressing that getting away for a week or two at a time
for most families is nearly impossible.
Holiday Parks have been sold off and subdivided as the one
off value of the land has far outweighed the income that the
traditional holiday park had been able to derive, hence our
concept where the holiday park provides a term licence to
occupy a site property along with the purchase of a quality
Leisurebuilt unit in order to provide an extremely affordable
low maintenance holiday destination for the average family.
The
annual fee covers site maintenance, security and your usage
so you arrive ready to holiday with no lawns, hedges or gardens
to tend to.
To
add to the value of the concept, capital appreciation is likely
when selling the unit as if one was selling property. Being
able to sell the unit and your licence for market rates at
any time within the licence period and just like in a new
subdivision, when new sites are no longer available, the value
of the units will increase.
